Wynn Al Marjan Island Completes Beachfront As UAE Resort Build Advances

Wynn Al Marjan Island has completed its 550-metre beachfront, offering a magnificent view of the waterfront planned for the UAE’s first integrated resort. The shoreline was unveiled on 11 August as construction continues in Ras Al Khaimah. 

Wynn Resorts describes the property as its first beachfront destination and has confirmed that the resort is due to welcome its first guests in September 2027. It forms part of Wynn Beach, divided into three environments: Resort Beach, Adult Beach and Enclave Beach.

A sheltered lagoon has been built for swimming and snorkelling, with paddleboarding and kayaking also planned. Submerged rock formations frame both sides of the shoreline. The beachfront will include 372 chaise lounges, 61 cabanas and three bungalows. One bungalow will feature a private plunge pool and butler service.

“Our ambition was to create a shoreline where guests can escape, somewhere they can swim in calm, clear water and enjoy the beachfront in complete privacy,” said Max Tappeiner, President of Wynn Al Marjan Island.

Engineered offshore reef adds a marine component to the resort

Wynn has installed a network of engineered reef units offshore to support the development of a marine habitat. It said coral and marine life have already begun establishing around the reef, while osprey nest nearby.

The surrounding waters include 21 recognised diving sites off the Ras Al Khaimah coast, including natural reefs and shipwrecks. Protected marine areas support Indian Ocean humpback dolphins, hawksbill, green and loggerhead turtles, marbled electric rays and more than 500 species of fish.

The reef adds an environmental and recreational layer to a beachfront designed around swimming, snorkelling and destination tourism.

Project cost rises to $5.7bn as construction continues

Wynn Al Marjan Island is being developed on Al Marjan Island, less than 50 miles from Dubai International Airport.

The resort is planned to include 1,530 rooms and suites, 22 restaurants, lounges and bars, a theatre, five-star spa, designer boutiques, event spaces, pools, a beach club and private beach. Wynn recently disclosed that total construction costs have increased by $600 million to around $5.7 billion.

Furthermore, the project is being built through a joint venture in which Wynn Resorts holds a 40% stake. During Q2 2026, Wynn contributed $48.1 million in cash, taking its total contribution to $1.06 billion. CEO Craig Billings said work continues despite geopolitical concerns in the region.

“This is a country that absorbs pressure and keeps functioning rather than one that gets knocked off course by it,” Billings said during the company’s second-quarter earnings call.

“I’m not going to tell you there’s no risk, but when we underwrote the project, we didn’t underwrite a region with zero geopolitical risk. We underwrote a country with a demonstrated ability to manage through it.”

Billings added that Dubai International Airport has kept increasing flight capacity, while supply chains and daily activity across the UAE remain normal.

Wynn maintains confidence ahead of planned 2027 opening

Billings said those conditions support a normal construction programme and reiterated Wynn’s confidence in the project.

“What we are building in the region is one of a kind and the quality of work on site is truly extraordinary,” Billings said. “We continue to believe this will be the most exciting integrated resort opening globally in over a decade, and we remain as committed to and confident in the UAE as ever.”

The beachfront milestone comes with stronger results for Wynn Resorts. It reported $1.86 billion in Q2 2026 operating revenue, up from $1.74 billion a year earlier. Net income attributable to Wynn Resorts increased to $140.1 million from $66.2 million.

Adjusted Property EBITDAR reached $568.3 million, compared with $552.4 million in Q2 2025. Wynn enters the next stage of construction with a larger project budget and a September 2027 opening target for the resort.

Wynn is obviously building Al Marjan as more than a casino resort, with the beach, reef and hospitality experience to make the property a memorable destination. That matters in the UAE, where long-term success will depend on how well it blends gaming with a much wider luxury tourism proposition.
