SkyCity Agrees To Sell Auckland’s Grand Hotel For NZD$221 Million

SkyCity Entertainment Group has agreed to sell Auckland’s Grand Hotel and related business assets to Eden Global Capital Private Limited and Auckland City Collective Limited for NZD221 million (USD124 million).

The transaction is part of SkyCity’s asset-monetisation programme, aimed at strengthening the company’s balance sheet and reducing debt. Completion remains subject to conditions including approval from New Zealand’s Overseas Investment Office, with closing expected in December 2026.

Sale Proceeds Push SkyCity Beyond Its Original Asset-Monetisation Target

SkyCity expects the Grand Hotel transaction to raise total proceeds from its asset-sales programme to around NZD296 million (USD167 million). This figure would be NZD 96 million above the programme’s original NZD 200 million target.

The company previously sold its 99 Albert Street office building and Victoria Street investment properties for NZD$74.5 million in September. SkyCity has said that debt reduction is the primary purpose of the asset-sales programme.

Lower borrowing should reduce financial pressure and give the group more flexibility, but investors will keep assessing the effect on net debt, gearing, interest expenses and future operating revenue.

New Owners Will Retain SkyCity To Manage The Hotel During The Transition

Eden Global Capital and Auckland City Collective are part of a privately-owned property investment and development group with interests across Australia, Singapore and Southeast Asia.

“The nature, asset selection and timing of the acquisition, and the ability to work closely with SkyCity aligned well with our investment aspirations. We look forward to the role that we can fulfil in the continued prominence and success of the SkyCity precinct,” the companies’ director, Scott Collins commented.

SkyCity chief executive Jason Walbridge also expressed his opinion on the deal. “With the sale of The Grand Hotel we will have raised proceeds above our commitment to shareholders, materially strengthened our balance sheet and enhanced our financial flexibility.”

“The Grand Hotel has been an important part of the SkyCity precinct for many years, and we look forward to it continuing to be a long-term part of the precinct, supported by EGC’s and ACCL’s ownership and commitment to the hotel,” he added.

SkyCity will keep operating the hotel on behalf of the new owners until 30 June 2027, allowing ownership and day-to-day management to transition separately.

SkyCity Maintains Online Casino Expansion While Reviewing Adelaide Assets

The hotel sale comes shortly after SkyCity secured the right to apply for two of New Zealand’s first online casino licences. The company committed NZD$15 million for each application right, although these payments do not guarantee licences.

New Zealand’s regulated online casino market is scheduled to begin on 1 July 2027, subject to SkyCity completing the application and evaluation process under the Online Casino Gambling Act 2026.

SkyCity has also moved its Adelaide casino from a strategic review into a formal sale process. UBS has been appointed to seek proposals for the Adelaide casino and hotel assets, although the company has not set a deadline, valuation or list of interested buyers.

The Grand Hotel sale gives SkyCity immediate access to capital while allowing it to maintain operational continuity for several months. Using the proceeds to reduce debt should improve financials on the balance sheet, but selling property also removes an income-producing asset from the group.
