The United Arab Emirates announced Wynn Boulevard, a US$272 million road linking the Wynn Al Marjan Island resort to Dubai through major routes E311 and E611. Ras Al Khaimah confirmed the plan during the Marjan Beach masterplan launch, aiming to connect the UAE’s first gaming resort directly with the wider Emirates network. The new road project will receive an investment exceeding US$272 million, with construction contracts finalised and active work underway, according to Marjan’s Chief Development Officer, Graham Hallett.
The boulevard will pass through the Marjan Beach district, a development covering 85 million square feet with 22,000 homes, 12,000 hotel rooms, and a projected population of 74,000 residents. Wynn Resorts is designing parts of the new road, including a bridge, through its internal design team, collaborating with Island 3 Infra Enterprises for project delivery. Island 3 Infra Enterprises, a joint venture, includes Marjan, Wynn, and RAK Hospitality Holding, with ownership divided as Wynn 40 per cent, RAK Hospitality 59 per cent, and Marjan 1 per cent.
Wynn Al Marjan Island Set for 2027 Launch with UAE’s First Legal Casino
The Wynn Al Marjan Island resort is scheduled for a March 2027 opening, with 61 of 70 floors already built under current progress reports. The development will have 1,500 rooms, various dining and entertainment sources, a marina, as well as a gaming floor and casino of 21000 square metres, making it the first legal casino in the UAE. It is estimated that the destination of the tourism is going to receive 3.5 million tourists all year round by the year 2030, enhancing the tourism and leisure sector of the emirate of Dubai.
Wynn forecasts the UAE gaming market to generate between US$3 billion and US$5 billion annually, while CBRE analysts estimate possible revenues reaching US$8.5 billion. Marjan executives stated that Wynn Boulevard serves as infrastructure only and will not resemble Las Vegas’s casino-focused Strip design. However, Wynn has trademarked “Marjan Strip” and “Arabian Strip,” securing intellectual property for future brand alignment. The company also obtained land on Al Marjan Island, positioning itself for a potential second integrated resort expansion.
